Background:

The City Commission adopted the East Sunrise Improvements Master Plan in March 2019. The Village area, which includes Sunset Strip from NW 64th Avenue to NW 68th Avenue, was envisioned as an active and lively Main Street environment. A strong presence of unique food and beverage establishments are essential to create an active and lively Main Street environment which was envisioned in the Master Plan. With this vision in mind, the City has been acquiring commercial properties adjacent to the Village Art Plaza to attract businesses that will help activate the area and provide quality food and beverages.

The proposed tenant, The Crafted Hub LLC d/b/a The Crafted Hub Café, is proposing a coffee shop / café concept. The Crafted Hub Café is the flagship, café-format storefront of The Crafted Hub, Pro Kitchen Hub's retail and marketplace sub-brand. Rather than a single chef's concept, every pastry, sauce, dessert, and drink on the menu is sourced from a curated, featured selection of Pro Kitchen Hub member entrepreneurs, so the offering keeps evolving while every product carries a maker and a story behind it. The brand's identity, "Made by Many. Shared in One Place," reflects a modern, community-driven café built around Caribbean and international flavors, recurring community programming, and a direct pipeline for local food businesses to reach real customers without signing their own lease.

The proposed lease with The Crafted Hub Cafe includes the City's build-out of an estimated 962 sq. ft. coffee shop which will include a small kitchen along with indoor and outdoor seating area. The space will have a modern-industrial café interior carrying the brand's black, white, and Apple Red palette with a digital menu board, long communal tables, free Wi-Fi, and curated music.

The proposed lease is for five years with an option for a five-year extension, with no monthly rent for year one and an increase in rent for each year thereafter. The City has already submitted building construction documents to the permitting agency and allocated funds for the construction of the permanent improvements. The tenant would be responsible to provide all the furniture, exterior building signage, and finishes, as well as all the coffee and kitchen equipment. The tenant will also have operation obligations, with some of those obligations highlighted below:

  • Coordinate with the City with respect to the name selection and logo for the coffee shop. The name selection and logo for the coffee shop shall be subject to the approval of the City Manager;
  • Include labeling on any coffee roasted on Premises specifying that it was made and distributed in the City of Sunrise;
  • Include “Sunrise” on marketing materials, giveaways and social media posts;
    Organize and host a minimum of three events per month (with the exception of the first six months of operations where a minimum of two events per month will be allowed), of which, all events shall be on the Village Art Plaza stage, weather permitting, and may include but not be limited to events that focus in art, music, fitness, tastings, and/or education;
  • Provide philanthropy, limited product donations, volunteerism, and sponsorship of events within the City;
  • Tenant shall make best efforts to source and utilize local and organic ingredients for any food or beverage sold at the Premises;
  • Install high-efficient lighting systems with occupancy and daylight sensors to reduce energy use;
  • Provide free Wi-Fi for the Premises;
  • Utilize natural gas for cooking when possible;
  • Tenant shall make best efforts to implement City resident preference when hiring;
  • Tenant shall operate the business at the Premises at a minimum from 8:00 a.m. to 7:00 p.m., Tuesday through Saturday, and from 8:00 a.m. to 2:00 p.m. on Sunday, for a minimum total of 61 operating hours per week. The total weekly operating hours may be modified or increased but shall not be reduced without Landlord’s prior written consent. Tenant shall also maintain extended operating hours during events held at Village Art Plaza, as reasonably required to accommodate such events; and
  • In addition to coffee, the tenant will provide food offerings developed in collaboration with Pro Kitchen Hub chefs and will make its best efforts to provide ice cream options for evening activation.

It is requested that the City Commission approve the Ordinance to move forward with the Lease with The Crafted Hub LLC d/b/a The Crafted Hub Café.
