Background:

Sunwest Commerce Center (F/K/A CSG Sunwest) is an existing light industrial center with two (2) existing buildings located at 15481 - 15491 SW 12 Street.  The center is approved for an additional three (3) buildings.  The existing buildings are divided into separate non-residential condominiums with multiple owners.  The parking area is considered common area under ownership by Sunwest CC Association.

Sunwest CC Association, Inc. has requested approval of a shared parking agreement for the entire development.  This shared parking agreement will accommodate the existing Yoga Factory located in Building "C" at 15481 NW 12 Street, Unit 300 and Wesleyan Church in Building "D" at 15491 NW 12 Street, Unit 407, as well as meet the required parking for the additional three (3) proposed buildings.  Analysis of available parking and the hours of operation of existing and proposed uses within the Sunwest Commerce Center indicates there will be sufficient parking with the approval of shared parking to meet the requirements of the Land Development Code.  Therefore, staff recommends approval of this request.  Pursuant to Section 16-145 of the Land Development Code, subject to approval by the City Commission, the applicant must execute a Restrictive (Shared Parking) Covenant to be recorded by the City in the Public Recorded of Broward County at the applicants expense.
