This is an application for Site Plan approval for a multifamily residential development within Pod 4 of Westerra Phase I. The vacant subject property is generally located south of W. Sunrise Boulevard and west of NW 136th Avenue, as shown on the location map. The property is zoned Planned Development District (PDD) within the Western Sunrise Area and Western Sunrise Entertainment overlay districts. The underlying land use designation is Local Activity Center on the City’s Future Land Use Map (FLUM), and the site is within the Westerra Development Regional Impact (DRI). The Site Plan requires City Commission approval per Section 16-31 of the Land Development Code (LDC).

The Westerra Phase I – Pod 4 Site Plan consists of a single, eight-story building containing 294 residential units and associated amenities on an approximately 5.5 -acre site.

Staff finds this application meets all applicable Land Development Code requirements for approval of this Site Plan. Therefore, staff recommends approval of the application subject to all conditions listed in the staff report.

Staff completed an open building permit and code violation search. There are no open building code cases, building permits, nor liens for the subject property.
