Commission discussion and/or action re: Second Reading of an Ordinance of the City of Sunrise, Florida, approving a "Vacant Land Contract" between the City of Sunrise and Sunrise Sunset Apts, LLC, for City property located on Sunset Strip north of W. Sunrise Blvd. and generally described as a portion of Parcel A of J.B.S.K. Subdivision, according to the Plat thereof as recorded in Plat Book 63, at Page 13, of the Public Records of Broward County, Florida and bearing Broward County Property Appraiser Folio No. 494135150015; providing for conflict; providing for severability; and providing an effective date.(First Reading CCM 9/23/2025 Passed 4-0 Scuotto Absent).

The City of Sunrise owns a 1.2 acre vacant parcel located on Sunset Strip, north of Sunrise Blvd bearing Broward County Property Appraiser Folio No. 494135150015.  The vacant land parcel is located within an area that was identified in the East Sunrise Improvements Master Plan as an "Opportunity Site" as it is a gateway into eastern Sunrise. A Developer is proposing to build a mixed-use, mixed-income multifamily rental development comprised of approximately 400 units, 33% which will be dedicated to workforce housing, to located at the northwest corner of Sunrise Blvd and Sunset Strip.  The City's vacant land is necessary for the developer to construct the mixed-use project. The City approved a Letter of Intent Development Incentive Agreement on October 22, 2024 which resulted in the City's acquisition of the vacant land parcel with the intention to provide the land to the Developer as part of an economic incentive for the project.

Through this public hearing, the City determines and declares the vacant land property to be surplus property and authorizes the City Manager and City staff to take necessary actions for the conveyance of the vacant land parcel to the Developer.
